- The tenant can then move in.
What does the inspector look for?
The inspector ensures the unit meets Housing Quality Standards (HQS), which are minimum safety and habitability requirements. A self-inspection checklist is available to help prepare.
Can I use my own lease?
Yes. Owners may use their own lease; however, a HUD Tenancy Addendum must be included. If there is any conflict, the HUD addendum takes precedence.
How long can I rent to a Section 8 tenant?
- The initial lease term is one year.
- After that, you may renew annually or continue month-to-month.
- Participation continues as long as HUD funding remains available.
- If a tenant’s income increases significantly, assistance may end after a six-month transition period.
